Cancellation & Refund

If you need to cancel a rental service, please contact us as soon as possible. We will do our best to accommodate your request.

Refund eligibility will be determined on a case-by-case basis. Factors considered include the reason for cancellation and our ability to re-rent the property. Approved refunds will be processed according to our standard refund procedure.

If you wish to cancel your booking, there are specific times at which you can receive a full or partial refund depending on the applicable cancellation policy of the accommodation you have booked. the Landlord/ Landlord Agent offers two types of cancellation policies :

PRIOR TO ARRIVAL :

The Landlord/ Landlord Agent will issue a refund for the rent in accordance with the following terms :

  1. If the cancellation request is received at least 31 days in advance, the tenant’s liability will be waived for the balance of the rent and the rental amount paid will be refunded in 21 days, 10% of reservation & service fee will be charged. It is not refundable.
  2. If the cancellation request is received between 15 days & 30 days, the tenant will be charged 25% of the total monthly rent and his/her liability will be waived for the balance of the rent for the reminder of the term. The rental amount paid exceeding 25% will be refunded in 21 days. However, 10% of reservation & service for will also be charged separately. Thus, a total of 35% will be deducted and rest, if any, would be refunded
  3. If the cancellation request is received in less than 15 days of the arrival, the tenant will be charged a liability of 50% of the total monthly rent and the remaining amount, if any, would be refunded in 21 days. However, 10% of reservation & service fee will also be charged separately. Thus, a total of 60% will be deducted and rest would be refunded.
  4. If the cancellation request is received within 72 hours of the arrival the tenant will be charged a liability of 75% of the total monthly rent and the remaining amount, if any, would be refunded in 21 days. However, 10% of reservation & service fee will be charged separately, Thus, a total of 85% will be deducted & rest would be refunded.
  5. If the cancellation request is received within 24 hrs. of the arrival, the tenant will have to bear a liability of 100% of the monthly rent. Any other further deposits will be refunded in 21 days.
AFTER ARRIVAL :

The general terms for cancellation after arrival is as follows:

  1. This rent agreement can be terminated before the expiry of this tenancy period by serving one-month prior notice in writing to the Landlord. The Landlord can also terminate the agreement by giving one-month prior notice in writing to the tenant.
  2. In the event of early termination of this Agreement by the tenant, then the tenant will be responsible for the agreed upon monthly rent until the termination date stated in this Agreement.

    However, in unforeseen and supervening circumstances causing the tenant to leave the flat before the lease and date, the landlord/ landlord agent may agree to release the tenant from the contractual obligations providing the following conditions are met, all together:

    1. The termination request should arise from an extenuating circumstance, including serious illness, government obligation, allergies, work relocation etc. along with a supporting proof from an authorized agency. The emerging circumstance shall be accepted by the Landlord/ Landlord Agent as a valid reason for early termination.
    2. The tenant shall find a suitable replacement to occupy the apartment for the remainder of the Agreement without any vacancy gap between two bookings. The accommodation application of the new person shall be approved by Landlord/ Landlord Agent, and an admin fee of Rs.1000 will be charged for the verification, on boarding and admission of the new resident
    3. If the tenant fails to find a suitable replacement in a reasonable period or requested by the tenant themself, the Landlord will take the charge of finding a suitable replacement for the room, and a 2000/- marketing and admin fee will be levied on the Resident's account.
    4. In both cases, the tenant will be responsible for the rent until a suitable replacement starts the tenancy or until the original lease term of the tenant comes to an end, whichever occurs first. In other words, the tenant will pay both the cancellation fee (either 1000/- or 2000/-), and the rent for the vacant period until the new replacement tenancy starts.
    5. The tenancy period of this replacement shall not be less than the period of the original lease term of the tenant, but may exceed. If the replacement tenancy period of the new resident is less than the period of the original lease term of the tenant, the deposit will be returned in 21 business days after the end date of original lease term of the tenant, pending the successful completion of the replacement tenancy.
    6. Termination request will not be considered unless the tenant has completed at least a 4-week period of accommodation. It will also be only terminated by serving one month prior.
Refund Processing

Refunds, if approved, will be processed using the same payment method you used for the initial transaction within 5 working days.
